One of our key areas of expertise is residential and commercial. We provide quick approval loans for investment properties, rental properties, and construction projects. Our loan-to-value (LTV) ratios are competitive, and we offer flexible repayment terms that allow investors to maximize their returns. Our lenders offer competitive interest rates with an average rate of roughly 12-16% per year. As a general guideline, subject to variations, an LTV ratio of 10% might correspond to an interest rate of 12%, a 30% LTV might be associated with a 14% interest rate, and an LTV between 40% and 50% could lead to an interest rate of approximately 16%.

Additionally, we recommend a 1-year pre-payment penalty to our lenders, which means that at least 1 year of interest is guaranteed. For example, if a borrower were 10 months into a loan and wanted to pay it off, they would only owe 2 more months of interest.

 

 

Loan amounts can be as little as $50,000 USD up to $3,000,000 USD and above.

Gap Investments consultants deal with many equity loans between borrowers and lenders. Private lenders we work with can fund small home equity loans, as low as $50,000 USD. The money can be used for whatever you deem fit, such as home improvement, vehicle purchases, education, or financing the borrower’s small business, typically secured by a 1st-degree mortgage lien. Private investors also provide financing for large development projects.

 

 

Gap Investments is NOT an Investment Fund

You will not be investing in a fund where other people decide where the money goes — you are lending to a specific borrower in Costa Rica. All mortgage contracts are exclusively between the borrower and the lender. Gap Investments’ strength is identifying high-value loans, evaluating the risk, presenting them to investors, and providing consulting services regarding the loan.

Given the current wait times for banks to approve or not approve a loan, people are looking at other borrowing options, which provide enterprising private lenders with the opportunity to finance at higher interest rates. Gap Investments recommended private lenders generally offer loan terms from 6 months to 3 years for home equity loans. Collateral is provided in the borrower’s property through a mortgage lien or holding the property in the trust.

 

 

Gap Investments operates by:

The total closing costs Gap charges are approximately 8%, covering all associated expenses such as consulting and lawyer/notary fees to place the private mortgage on the property. These costs are deducted from the total loan amount at closing. The borrower is responsible for covering closing costs comparable to those in traditional banking, including their standard expenses and potential undisclosed fees, particularly in Costa Rica. 

  1. Providing full transparency for its operations.
  2. Requiring an excellent loan-to-value ratio (all loans are usually about 50% or less of the appraised value, with rare specific exceptions) disclosed to lenders.
  3. Ensure investors are protected by a mortgage lien in the case of smaller home equity loans or a title transfer in trust in the case of larger loans.
  4. Checking that the property has been appropriately permitted under the laws of Costa Rica.
  5. Choosing reputable professionals and advisors, such as attorneys, accountants, title insurance companies, banks, appraisers, surveyors, and developers.

.The Collateral: Real Estate

The risk of lending on home equity loans is quite low. Gap Investments considers loans up to 50% of the appraised registro value of a property combined with Gap’s analysts. Since the loan is a debt against the property, when the term is over and the principal is due, if the borrower cannot repay, the lender can choose to force the sale of the property to cover the debt. Gap Investments can help assist the lender in foreclosure proceedings or execution of trust guaranty on the property by recommending an experienced lawyer in this field.
